Pearl District

Condo Cleanout in the
Pearl District

Pearl condos and warehouse lofts run on building rules, not the curb: a COI naming management as additional insured, a reserved freight elevator, dock and floor protection, and no way to just set things at the street. We handle all of it — file the COI 24–48 hours ahead, book the elevator, split the sectional for the service car — on one flat photo-quoted price, from $241, with no high-rise surcharge and no Oregon sales tax.

How a Pearl condo cleanout works

The Pearl is Portland's densest condo core — the Brewery Blocks and Ecotrust-era brick warehouse lofts and the glass towers along NW Naito like Waterfront Pearl. Every one of them handles move-outs the high-rise way, the same playbook as Brickell or SoMa, and it comes down to four steps we run for you. One — you send photos and the building's insurance requirements, and we quote the clear-out flat. Two — we file the COI naming building management as additional insured and get it to the front desk 24 to 48 hours ahead. Three — we reserve the freight elevator window with management and lay dock and floor protection. Four — we clear the unit, out the service elevator and loading dock, splitting any oversized sectional to fit, and haul it away. There's no curb in the Pearl and there doesn't need to be — everything goes out the building's own path, and none of the coordination costs extra.

What we clear from a Pearl condo or loft

  • Full condo turnover — a whole unit emptied between an investor flip, a sale, or a lease end.
  • Sectionals split for the service elevator — oversized couches and sleepers broken down to fit and moved out clean.
  • Loft & home-office furniture — desks, chairs, shelving, and conference pieces from live-work lofts.
  • E-waste in the same trip — monitors, desktops, printers, and TVs, recycled free through Oregon E-Cycles.
  • Appliances & the odd bulky item — a fridge, a wine cooler, a mattress set, out the dock and gone.

How much a Pearl condo cleanout costs

Single pieces are priced individually; a whole-condo clear prices as truck-fill. Either way it's flat and photo-quoted, and the COI, the reserved elevator, the dock protection, and the disposal are already in the number — with no high-rise surcharge and no sales tax.

$75 minimum. Disposal, COI, and freight-elevator coordination included; no high-rise surcharge, no Oregon sales tax. National full-service franchises often add elevator or stair fees and quote on-site; our flat number is set from your photos and covers the building logistics.

Four ways to clear a Pearl condo

In a high-rise, most of the usual options quietly fall apart — there's no curb and no vendor gets upstairs without a COI. Here's the honest comparison.

The Pearl wedge isn't really about price — it's about whether a hauler can legally and logistically get to your floor. We can, with the COI on file and the freight elevator reserved before move-out day.

Does Portland pick up condo furniture?

Not from a Pearl high-rise. Portland's residential bulky-waste program — about an $18 trip fee plus $6 to $51 per item, run through your building's franchised garbage hauler, up to seven days out — is curbside only. In a tower there's no curb to use, and even if there were, you'd be the one wrestling a sectional down from the tenth floor. Buildings solve this deliberately: everything moves through the service elevator and the loading dock, and a vendor can't touch either without a Certificate of Insurance naming management as additional insured, on file 24 to 48 hours ahead, with the freight elevator reserved. That's the whole reason a full-service crew that handles the COI and the elevator — not a curbside program — is what a Pearl cleanout actually needs.

Built for towers and lofts

The building side is the part we specialize in. We coordinate the COI with your management company's exact requirements and get it to the desk on time; we reserve the freight or service elevator (it's first-come, so the window matters); we protect the dock, the elevator cab, and the floors on the path out; and we work within your reserved slot so nothing runs over on a tight move-out day. Inside the unit, we handle the awkward Pearl realities — a sectional that won't fit the service car gets broken down on site, a loft's live-work office furniture goes out alongside the household pieces, and old electronics leave in the same trip for free E-Cycles recycling. Whether it's an investor flip on a deadline, a condo sold empty, or a creative office clearing out, it's one flat price and one clean exit through the building.

Where it goes after

Diverting keeps Portland green and keeps our disposal cost down, which is part of why the flat price stays fair. Resellable furniture and housewares go to Goodwill of the Columbia Willamette, Community Warehouse, or Habitat's ReStore. Monitors, desktops, printers, and TVs from a loft office are recycled free through Oregon E-Cycles. Mattresses and box springs are recycled free under Oregon's stewardship program, and a wine cooler or fridge has its refrigerant recovered and the metal recycled. Only what's genuinely spent goes to a Metro transfer station.

Why the Pearl chooses JunkRabbit

  • COI filed for your building — named additional insured, on the desk 24–48h ahead.
  • Freight elevator reserved — dock and floors protected, within your window.
  • Sectionals split on site — oversized pieces broken down for the service car.
  • No high-rise surcharge, no sales tax — flat photo-quoted, the number you see is the total.
  • Furniture + e-waste in one trip — loft office cleared, electronics recycled free.

What Pearl residents say

★★★★★

"Sold my condo in a Naito glass tower and had to be out on a deadline. They had the building COI on file and the freight elevator booked before move-out day, split my sectional to fit the service car, and it was one flat price the whole way. No high-rise fee, no tax."

— Marcus D., Pearl District
★★★★★

"Brick-warehouse loft turnover for a client. They coordinated with our front desk, protected the dock and the elevator, and cleared the whole unit plus the old office desks and monitors in one trip. Exactly what a Pearl building needs."

— Sofia R., Pearl District
★★★★★

"Investor flip, unit had to be empty fast. Photo quote, COI sorted with management, freight elevator reserved, done same week. The electronics went to E-Cycles instead of the dump, which I appreciated."
