Lloyd and Sullivan's Gulch don't look like the rest of the eastside. Instead of bungalows and basements, you get mid-rise apartment buildings and a cluster of new residential towers — glass and brick going up around Holladay Park, along NE Multnomah and Grand, in the shadow of the convention center's twin spires and the arena. It's a district of renters, downtown commuters, and small professional offices, and that mix drives two very specific jobs: the apartment-tower move-out when a lease turns, and the small-office or creative-studio cleanout when a tenant right-sizes or clears out entirely.

Both come with the same catch a downtown building always has — you can't just drag a couch to the curb. Everything rides the freight elevator and goes out through a loading dock or service corridor on the building's schedule, and most towers want a Certificate of Insurance on file before a vendor touches the elevator. That's our lane. We carry insurance, issue the building-specific COI in advance, book the elevator window with your property manager, and split a sectional down for the service car if that's what it takes. We handle all of it as a matter of course: you send photos and your building's requirements, we get the paperwork to your property manager, and we show up in the booked window ready to load. If your unit has a split-able sectional or an oversized piece, we break it down for the elevator rather than making it your problem.

Small offices and creative studios

The blocks around the Oregon Convention Center and Lloyd have always held a layer of small professional and creative tenants — a design studio, a nonprofit's suite, a two-room practice, a startup subletting a floor. When one of those closes or downsizes, the furniture and the electronics have to go fast and cleanly, often after hours so it doesn't disrupt the rest of the building. We clear desks, task chairs, cubicles, filing cabinets, conference tables, and old copiers in a single trip, pull the monitors, desktops, and printers and route them to Oregon E-Cycles at no charge, and hand off a flat price up front so there's nothing to reconcile with the landlord later. If your building needs a COI for a commercial move-out, that's the same paperwork we already file for the residential towers.

Where it goes after

Even a fast tower move-out doesn't have to mean a full dumpster. Usable furniture — a good desk, a solid sofa, an office chair with life left in it — goes to Goodwill of the Columbia Willamette, Community Warehouse, or Habitat's ReStore, with a donation receipt if you want one for the business. Mattresses and box springs are recycled free under Oregon's stewardship program instead of landfilled, and every monitor, laptop, printer, and old TV goes to Oregon E-Cycles at no cost. Metal appliances get recycled once the freon's recovered. Diverting all of it keeps our disposal cost down, which is part of why a downtown-adjacent job still lands at a fair flat price.
