The Pearl is Portland's Brickell — a wall-to-wall condo district built from two eras of buildings, and both play by high-rise rules. On one side are the converted brick warehouse lofts around the Brewery Blocks and Ecotrust, with their freight elevators and old loading docks; on the other are the glass high-rises like Waterfront Pearl along NW Naito Parkway. In every one of them, building management won't release the freight elevator without a Certificate of Insurance naming them as additional insured — typically a $1M general-liability policy, on file 24 to 48 hours ahead, with the elevator reserved first-come and floor and wall protection required. And there's no curb: the couch doesn't go to the street in the Pearl, it goes down the service elevator and out the dock. We handle every piece of that — issue the building-specific COI, reserve the elevator window, lay the protection, and bring it all down ourselves. How a Pearl move-out day actually runs

The lofts and the towers loosen up when the paperwork is done first, so we work backward from the freight elevator. As soon as you lock the flat price from your photos, we contact building management for the COI requirements and the elevator reservation window — most Pearl buildings issue their Certificate of Insurance in a day or two and want it on file 24 to 48 hours out, with the elevator held on a first-come basis. On the day, the crew pads the cab, lays runners on the lobby and hallway floors, and stages the load by the service doors rather than the street. Oversized pieces — a sectional, a sleeper sofa, a long dining table — get broken down to clear the cab before they go down, so nothing gums up a shared elevator the neighbors are waiting on. It ends at the dock, in the truck, and off your hands. If your building has a specific insurance form or a preferred loading hour, tell us when you book and it goes into the plan.

Where it goes after the dock

Pearl residents ask where it ends up, and we keep it out of the landfill wherever we can. Usable furniture and household goods head to Goodwill of the Columbia Willamette, Community Warehouse (the local furniture bank) or Habitat for Humanity's ReStore; the desks, monitors, and dead electronics from a loft-office clear-out go to Oregon E-Cycles free; and mattresses and box springs are recycled free under Oregon's stewardship program that began January 1, 2026. Metro's transfer stations charge real money to dump — roughly $125 to $145 a ton plus a transaction fee — so diverting is both the right call and part of how the flat price stays fair.
