Junk Removal South Waterfront

Junk Removal in
South Waterfront

Portland's newest skyline — glass condo and apartment towers built on the old industrial flat below OHSU, stitched to the hill by the aerial tram. Nearly every building here runs on the same rules as the Pearl: a Certificate of Insurance on file, a freight elevator to reserve, and no curb to use. We file the COI, book the elevator, and carry it out the service dock — one flat photo-quoted price, same-day when we can, and no Oregon sales tax on any of it.

Built for the towers below OHSU

South Waterfront (97239, and the northern edge in 97201) barely existed twenty years ago — it's Portland's youngest neighborhood, raised from ~2005 onward on reclaimed industrial land at the base of Marquam Hill. Almost everything is a 2010s–2020s glass high-rise: owner-occupied condos on the river side, big apartment towers behind them, and a steady stream of OHSU medical staff, tech professionals, and students who cycle in and out on one- and two-year timelines. That turnover is the work. When a resident upgrades, relocates for a fellowship, or lists a unit, there's a sofa, a mattress, an old desk, and a pile of e-waste that has to leave a 14th-floor unit — and it can't go to a curb, because there isn't one.

Every one of those hauls runs through the building's service elevator and loading dock, on the building's schedule, with the building's insurance paperwork in hand first. That's exactly the lane we're built for. You send a few photos, we send back a flat number that already covers the labor, the elevator wait, the disposal, and the drive — then we file the COI, reserve the freight elevator, protect the floors, and clear the unit. No hourly meter, no day-of upcharge, no tax line at the end.

What we clear out of South Waterfront towers

  • Condo & apartment turnover — the whole unit before a sale, a move, or a new tenant; furniture, mattresses, and the leftover boxes, hauled out the service elevator.
  • Sectionals split for the service elevator — we break down 3-, 4-, and 5-piece sectionals to fit a standard cab, wrap them, and carry them out in pieces.
  • Home-office & e-waste — desks, monitors, and old electronics from the med/tech crowd; TVs, computers, and printers go to Oregon E-Cycles free, not the landfill.
  • Single heavy pieces — a treadmill from the fitness room, a fridge on a swap, a king mattress set — carried down without you lifting a thing.
  • Investor & end-of-lease clear-outs — units emptied to broom-clean between residents.

How it works

Three steps, no walkthrough required.

  • 1. Send photos. Snap what needs to go and your building/unit; we quote a flat price in seconds.
  • 2. We square the building. COI issued to your management company, freight elevator reserved, front desk and dock coordinated for the window.
  • 3. We carry it out. Vetted, insured crew, floors protected, everything down the service elevator to the dock — same-day when the building calendar allows.

The tower details we already know

South Waterfront's high-rises run the same access playbook as the Pearl District, and we handle it the same way. Buildings require a Certificate of Insurance naming management as additional insured — typically $1M general liability, on file 24–48 hours ahead — before a vendor touches the freight elevator. The elevator is reserved first-come, so we book the window with the front desk and pad the floors and walls. There's no street-level staging in a glass tower: your furniture leaves through the service corridor, down the freight cab, and out the loading dock, and we price for every minute of that. Parking and dock access on Bond, Moody, and River Parkway get tight — we plan the approach so the truck isn't circling while your elevator window burns.
