Buckman & Ladd's Addition
Some of the oldest houses in Portland stand here — Victorians and Foursquares on the first blocks the city ever platted, wrapped around the diagonal rose-garden streets of Ladd's Addition. The work follows the stock: full basements and low attics packed with a century of storage, and early walk-up apartments where the couch has to come down three flights. We carry all of it out, quote it flat from a photo, and never add a stair fee or an Oregon sales tax that doesn't exist.
Portland's oldest platted blocks — two kinds of job
Buckman and Ladd's Addition (97214) sit just across the river from downtown, on ground that was subdivided before most of the rest of the eastside existed. That history shows up in the buildings: 1890s Victorians and early-1900s Foursquares on Ladd's spoke-and-circle plan, and, threaded between them, some of the city's oldest walk-up apartment houses along SE Morrison, Belmont, and Ankeny. Because these homes predate the slab era, they have real below-grade basements and tucked-under attics — and a hundred-plus years is a long time for a basement to fill. Clearing one out, carried up the original narrow stairs, is the first of the two jobs we do here.
The second is turnover. The old walk-ups run on renters, and every lease-end means furniture coming down flights of stairs that were built long before elevators were a thought. Whether it's a whole unit or just a sofa and a mattress, we do the carrying — there's no per-flight charge, because the flat price already assumes the stairs. And there's a Buckman-specific wrinkle: a lot of owners here are emptying a basement or an old backyard cottage to build an ADU, and that clear-out-to-convert is a job we know well. Whichever kind you have, you send photos, you get one flat number that covers labor, the carry, the drive, and disposal, and there's no tax line at the end.
What we haul in Buckman & Ladd's
- Foursquare & Victorian basement cleanouts — a century of storage carried up the original stairs and out.
- Attic clear-outs — the low, awkward top-floor storage brought down before a sale or a remodel.
- Walk-up apartment move-outs — whole-unit clears carried down two and three flights, no surcharge.
- ADU-prep clears — basements and old backyard cottages emptied broom-clean for the contractor.
- Period-home downsizing — right-sizing an old house, with the good pieces donation-routed.
- Appliances & heavy furniture — old fridges, freezers, and antiques pulled from below grade, freon handled.
Navigating Ladd's — and why it's on us, not you
Ladd's Addition is beautiful and, to a delivery truck, genuinely disorienting — diagonal streets, four diamond rose gardens, and a central traffic circle that funnels everything into a spiral. Newcomers get lost; box trucks double-park and block a circle. Our crews handle it the way locals do: stage on the nearest through-street, walk the piece out, and keep the roundabouts clear. On the tight Buckman blocks along Morrison and Belmont, where curb space is scarce, we plan the loading before we arrive. None of that touches your quote — parking, access, and the maze are our problem to solve, and they're already baked into the flat price.
Buckman & Ladd's pricing
Flat rates, photo-quoted before we roll up. Single items are priced individually; basements, attics, and whole units price as truck-fill by how much space they take. The carry, the stairs, and the disposal are already in the number.
| Item / Volume | Price |
|---|---|
| Sofa / couch | $126 |
| Sleeper sofa | $149 |
| Queen mattress | $103 |
| Dresser (standard) | $126 |
| Refrigerator | $164 |
| Basement / apartment clear (truck-fill 1/4) | $241 |
| Truck-fill (1/2) | $431 |
| Truck-fill (3/4) | $587 |
| Whole house / full basement (truck-fill full) | $732 |
$75 minimum. Disposal included. No stair surcharge. No Oregon sales tax — the flat price is the total.
Cheaper than the curb — and it never touches your stairs twice
Buckman renters and owners often ask whether the city will just take the old furniture. It will, with strings: Portland's bulky-waste program is curbside-only, priced per item at an $18 trip fee plus $6–$51 an item, and it can take up to seven days to arrive — and you still have to drag every piece down the walk-up stairs and out to the curb yourself, which is the whole problem in a third-floor apartment or a deep basement. We're the other option: the crew carries it out of the unit or up from below grade, same day when we can, one flat price with no tax. For a single item that's over the city's threshold, or for a full basement that would take a week of scheduled pickups, the math tips to us fast.
Where it goes after we load it
This is an eco-minded corner of the eastside, and we handle the diversion the way Portland expects. Resellable furniture and household goods from a downsizing or an estate go to Goodwill of the Columbia Willamette, Community Warehouse, or Habitat for Humanity's ReStore — with a donation receipt when you want one. Old mattresses and box springs are recycled free under Oregon's stewardship program instead of landfilled, TVs and computers go to Oregon E-Cycles at no charge, and the metal in that old basement fridge gets recycled. Diverting all of it keeps our disposal cost down, which is part of why the flat price stays flat.
What Buckman & Ladd's customers say
"Our 1905 Foursquare in Buckman had a basement full of the previous owners' stuff plus our own — decades of it. They carried every box up the old stairs, donated what was good, and the price was exactly the photo quote. No tax, no surprises."
"Third-floor walk-up off SE Morrison, lease ending, and I had a sleeper sofa and a queen bed to lose. They found parking on the through-street, carried both down, no stair fee. Same afternoon, flat price."
"We're building an ADU in the basement of our Ladd's house and needed it emptied first. They handled the roundabouts fine, cleared it broom-clean, and quoted the whole job flat. Ready for the contractor the next week."
