Bungalow basements and back-of-the-lot garages

Kenton, Arbor Lodge, and Overlook are the near-N Portland middle: solid Craftsman bungalows and Foursquares on modest lots, families who've been here a while and renters who just landed, all threaded around Kenton's compact historic main street with its old commercial storefronts and the neighborhood's beloved Paul Bunyan statue. These are working homes, and like most of Portland's old stock they have real basements and, out back, a detached garage. Between the two, a house accumulates: holiday bins and broken furniture below grade, tools and lawn gear and old tires in the garage, and the slow overflow of a family that's lived somewhere long enough to fill it.

Clearing that out is the everyday work we do in near-N. The catch is always the same — the stuff is down a full flight of stairs or wedged at the back of the lot — and the promise is always the same: we carry every bit of it up and out ourselves. One flat price, quoted from a few photos, covering the labor, the carry, the drive, and the disposal. No hourly meter, no day-of upcharge, and no sales-tax line, because Oregon doesn't have one.

What we clear in Kenton, Arbor Lodge & Overlook

  • Full basement cleanouts — the whole basement emptied and swept, decades of damp storage carried up the stairs.
  • Detached garage cleanouts — tools, lawn mowers, tires, lumber, and the stuff that migrated out of the house.
  • Downsizing & move-out clears — right-sizing a bungalow or emptying a rental at lease-end, in a single flat-priced trip.
  • Furniture & appliances — sofas, dressers, and old fridges, washers, and chest freezers, with the freon recovered on cooling units.
  • Yard & project debris — the fence you tore out, the deck boards, the pile that never made it to the dump.

The near-N basement-and-garage combo

The most common call here isn't a single item — it's the whole picture at once: a full basement that's held thirty years of a family's things and a detached garage that stopped fitting a car sometime last decade. We handle it as one job. The basement gets carried up the stairs; the garage gets emptied of the tools, the mower, the tires, and the lumber; and the yard pile gets loaded in the same trip. Everything prices as truck-fill, so a bigger job just means more of the truck — the number's set from photos before we start, and it doesn't move. If some of it's still good, we route it to donation with a receipt instead of dumping it.

You never stage a thing at the curb

The City of Portland does run a bulky-waste program — but it's curbside-only, priced one item at a time (a trip fee plus a per-item charge that runs from around $6 up to $51 for a coolant appliance), and it can take up to seven days to come. And you still have to drag every piece out to the curb yourself — up the basement stairs, across the yard, out to the street. For a single mattress with a week to spare, fine. For a full basement, a packed garage, or a fridge that has to come up a flight of stairs, it's not really a fit. We come inside, carry it all up and out from wherever it sits, and load it same-week at one flat price. That's the difference between the city program and full-service — and it's the whole reason to call us.

Where it goes after

Portland cares where its stuff ends up, and so do we. Usable furniture and household goods go to Goodwill of the Columbia Willamette, Community Warehouse, or Habitat's ReStore, with a donation receipt when you want one. Mattresses and box springs are recycled free under Oregon's stewardship program; TVs, monitors, and computers go to Oregon E-Cycles at no charge; old tires and scrap metal are recycled; and the metal in that chest freezer is recovered after the freon's pulled. Diverting all of it keeps our disposal cost down — part of why a near-N basement clear stays at a fair flat price.

What near-N customers say

★★★★★

"Thirty years in our Kenton bungalow and the basement showed it — half of it damp, all of it heavy. They carried every box up the stairs, took the detached garage in the same trip, and it was one flat price from photos. Didn't have to lift a thing."

— Ruth A., Kenton
★★★★★

"Cleared out the garage in Arbor Lodge — old mower, a stack of tires, lumber, and years of junk. Fast, friendly, recycled the tires and metal, and gone same week. Way better than trying to schedule the city one item at a time."

— Mike D., Arbor Lodge
★★★★★

"Emptied my dad's basement in Overlook before we listed the house — an old chest freezer, a couch, decades of boxes. Freon handled, floors respected, donation receipt for the good stuff. No sales tax was a nice surprise."

— Jenna S., Overlook
